We were referred this client by one of our partner agents. Once we had gone through our detailed property sale appraisal process, it was apparent that the seller needed our assistance urgently as their lender was going through the process of an LPA receivership repossession and had been issued an eviction order. We established that the auction could produce the sale price needed to clear the mortgage and stop both the eviction and the receivership repossession process and offered the Lot for sale by public auction a few weeks later. The bidding response was enthusiastic, and the result was substantially above not only the mortgage redemption amount but also the reserve price advised at the start of the process. Our auction process leads the way for a number of reasons; in this case, the fact that the appraisal is not only handled by our Auction Valuer, but the assigned Auction Valuer deals with it all the way to the auction, and subsequent completion played a big part in the success of the auction.
