We were asked to assist with the sale of this apartment at the end of 2022. The owner had been through multiple fall throughs on the property and was at the end of her ability to cope with the continued delays and re-negotiations. The apartment had cladding work that was underway and most importantly, was ex-shared ownership. In this case the owner had managed to buy the scheme share of the property and redeemed her initial mortgage meaning unlike most shared ownership properties it could, in theory be sold much more easily. The multiple fall throughs were caused in part by the market, but mainly due to the clauses remaining in the lease as a legacy from the shared ownership. When the client came back to us in Spring 2023 our advice was the same, a sale by public auction using our effective auction sale process. A few weeks later we got the result and accomplished a sale, something that a private treaty sale process had failed to do.
